Type I – Minor Repairs

This type of repair is normally conducted during routine or annual inspections or if a small deviation is discovered or caused during roof equipment servicing activities. Type I repairs should be limited to those that do not require use of foam materials. This type of repair can be effected with the use of manufacturer approved building sealant or roof coating and granules, if used originally.

The deviations in this category are small cuts, fractures, punctures, penetrations, cracks, gouges, blisters and scuffs limited to 3 inches in diameter. Length varies and does not impose a restriction for this type of repair. Depth may also vary.

The procedure for repairs is as follows

  • Inspect the area to be repaired for water, dirt or contamination. Dry the area if wet, and clean away any granules, dirt or contamination in and around the repair area.
  • Using a serrated or razor knife, trim the exposed foam in all fractures to obtain a clean, dry foam surface to the depth of penetration. Typically, 1/8 inch to 1/4 inch slices are adequate to clean up the penetration.
  • Fill the prepared area with sealant and trowel the filled area, extending the sealant onto the surrounding surface.
  • If applicable, granules can be sprinkled onto the newly caulked surface and patted lightly to imbed. If coating is to be applied, the sealant must set or cure sufficiently to allow brush application of coating.
  • If coating only is required, a sufficiently large area should be dried and cleaned to permit tying-in of new coating application to existing coating in the surrounding area. It is recommended that two separate brush coatings be applied, allowing sufficient curing or drying time between coats.
